Dues Collection
Dues are $750 and paid semi-annually in the amount of $375 due January 1 and July 1, 2025. Payments can be made electonically through your online payment portal or by mailing a check made payable to "Autumn Woods" to:

***A $25 monthly late fee will be issued if payment is recieved after 10 days past the due date, accumulating monthly. Other late fees apply as written in the Community Bylaws.

Garbage Collection
Garbage collection is provided by Priority Waste and is a service included in your yearly dues. Garbage collection day is Monday and all garbage cans should be removed from the curb within 24 hours of garbage collection
Requests and Grievences
Modification requests and bylaw violation concerns can be made by contacting Polka Dot Property Management by filling out the violation/modification form found below, and will be passed along to the HOA Board for review. It is not the policy of Property Management to issue violations nor approve/deny modification requests, as that responsibility lies with your elected Board of Directors. Before issuing a complaint, we encourage you to ensure that a Bylaw infraction is being made as the Board is not responsible for addressing individual neighborly annoyances.

Fences
For fences, the homeowner must submit an alt-mod form along with the proposed plan and plot map prior to construction. The Board will review the plan and try to schedule a time for a few Board members to do a site inspection.

Wood shadowbox is used most consistently, but the Board will make a determination when a form is submitted for approval.

White or almond vinyl will be considered, and the Board would make the determination upon seeing a photo or sample.

Chain link fences are not permitted.

Generally, the Board does not approve a fence more than 4 feet in height.

Per HOA bylaws, in addition to the alt-mod approval from the board, a Land Use permit from Hartland Township must be obtained PRIOR TO construction. (HOA Bylaws amend. III, art. VI, sec. 30). Once written approval has been obtained from the Board, the signed approval and site plan must be submitted, along with a Land Use Permit Request form, to Hartland Township in order to obtain the necessary Land Use Permit. (Id.) Construction should not be initiated, per the HOA bylaws, until after the Land Use Permit from Hartland Township has been recieved, and a copy of the permit has been submitted to the Board. (Id.) If one is not received at closing, please reach out to the Hartland Township Planning Department to get a copy of the property lot survey. This survey will provide lot dimensions and will assist in producing an accurate site plan. (Lot dimensions are not always what they seem without markers indicating the lot lines, as there may be easements that run through the property, etc.)

As long is the work is properly done, a licensed contractor is not required.
